Unit 3009 Lake Drive Development – Citywest

T.J. O’Connor & Associates are the Civil and Structural Consulting Engineers on this project which comprises of a 3 Storey Office Building with a total floor area of circa 4,850m² This high-quality LEED Platinum Certified building is one of the first new buildings on a greenfield site to be awarded LEED Platinum Status in Ireland.

The Unit 3009 project was awarded the prestigious LEED Platinum Accreditation Status by the United States Green Building Council in July 2017. The award was in recognition of the implementation of both practical and measurable strategies and solutions intended to deliver the highest levels of sustainability performance across a range of areas. The engineering related areas include site development, water savings, surface water quantity and quality control measures, energy efficiency and materials selection.

The structural design incorporates an RC frame superstructure consisting of RC flat slab construction supported on RC foundations, columns, walls and cores. The structure of the Unit 3009 building is designed with flexibility to allow it to be connected to a future building should there be a demand for large office floor area.

A key part of the client brief for these buildings was the requirement to achieve LEED Certification and a BER energy rating of A3. The structural design of the building was developed and detailed in close collaboration with the other members of the design team to ensure that LEED credits were achieved for various aspects of the Structural and Civil design. These include the use of recycled materials on the project, specifying locally sourced materials and adopting surface water quantity and quality control measures on the proposed surface water networks. Structural details were developed to ensure that the Air Tightness limits specified were achievable and materials were selected to enhance the overall energy efficiency of the building.

The use of BIM software was implemented in the design of this project. The structural frame was designed using Tekla Structures analysis software and TEDDS design software. WIndes MicroDrainage computer modelling software was used to model and design the surface water and foul drainage networks. A 3D model of the building was produced using Revit software. AutoCAD Civils 3D was used to create a model of the existing ground surface profiles. This was used to determine accurate formation levels for the car park and the building based on the information obtained from the Site Investigations. Autodesk Civils 3D was also used to determine the cut and fill volumes for the site.
